How to locate a leak in your roof

Owning a house is a full time job! Sometimes it feels like if you don’t have one problem, than you have another! Having a leak in your roof is one of the most common household problems, but happily, just because there is a leak does not necessarily mean that you have a huge, expensive problem on your hands. Especially if you were able to identify the leak early, repairing your roof can be simple and cheap! But don’t put off doing it, because if you do, you may experience a variety of larger problems, such as mold, mildew, and even damaged foundations.
So first of all, try to find exactly where the roof is leaking.

If some of your ceiling tiles are wet, then you should be able to trace the leak backwards from the tile to the roof. Certain areas of your roof will be most prone to leaks. So if the location of the leak is not obvious, you will want to check the following areas first; low spots in the roof, areas around the chimney and skylights, areas where shingles are missing, and vent flashings from plumbing, the furnace, or wall steps.

Once you figure out exactly where the leak is, you should move things such as televisions and furniture that are underneath the leaky area to keep them from getting damaged. You may discover that a recent windstorm took some shingles off the roof. Winds gusting from 50 to 75 miles per hour can damage your roof. If this is the problem, all you have to do is replace the missing shingles.

Another common cause of leaking roofs is flashings that are not functioning correctly. Roof flashings are thigs that keep water out of areas of the roof where there are protrusions such as pipes and chimneys. If the junction between the flashings and the rest of the roof are not watertight, you can get leaks in the roof. Flashings can often cause leaks in the roof if they are not installed correctly, and flashings are the most susceptible part of your roof. Many early roof problems are actually just flashing problems. If you repair the flashings, it will usually fix any other problem you are having with a leaky roof.

Finally, if you cannot find the source of the problem yourself, you might want to consider hiring a roofing professional to keep your home from being subject to further water damage.

Storm Damage and Your Insurance

If you or your family has been unfortunate enough to have suffered from flood or storm damage to your home, you’ll know just how much heartbreak it can cause. Fallen trees ripped up hedges and battered fences can make the outside of your home look like a disaster area. If flooding has occurred to the inside of the home it will have ruined carpets and floor coverings, not to mention kitchen fittings, furniture and electrical damage.

In the floods of 2007, damage was widespread over the UK. Over 44,000 households were affected, some suffering enormous damage as filthy water infiltrated their homes and there was loss of life too as 13 people died. People were still living in temporary accommodation months later and lots of people celebrated the following Christmas in small caravans more suited to two weeks at the seaside at the height of summer.

In June 2007, flood damage claims quadrupled, compared with the previous year. It will be a very long time before the UK as a whole forgets the horrific time and in particular those people living in a wide area around Hull and in Gloucestershire can be forgiven for fearing a return of the awful conditions. In a recent survey people said they were worried about all the talk of global warming and one in five said they were very concerned about the damage which flooding and storms could have upon their homes and lives.

Although it’ll take a long time for memories to fade, the Natural Environment Research Council tells us that the 2007 floods were a “very singular event and not necessarily a sign of things to come.” Moving on a year, flood claims were back to the expected and normal level. However, storm damage seems to be increasing and one large insurer tells us that storm damage claims accounted for almost 20 per cent of their home insurance claims in 2008. A climate change consultant attached to the Met Office said “Storms are difficult to predict. For example, we can predict tornados, but never where they are going to hit. But we can say with some certainty that there are going to be much stronger storms and fewer weaker ones worldwide.”

There are some sensible precautions that can be taken to lessen the effects of a storm on your property. Check for loose roof tiles and cracks in chimneys. Clear out your gutters to prevent blocking with leaves and debris, particularly at the end of autumn. Check that your fences and hedges are in good order and don’t leave garden chairs, toys or ornaments that could get picked up by the wind and cause havoc, lying around.

Water causes damage and often it’s not from flooding. By keeping your roof in good repair you can prevent water from coming in that way and causing untold damage. Leaking washers and dishwashers are not uncommon and a large number of claims for damage due to this cause are made every year. The peak tends to be during holiday times, when people are away from home and don’t find out about leaks until it’s too late. It usually only takes a few minutes to turn off the water supply to these appliances and prevention is very much better than cure. Check your home insurance for cover for both contents and buildings. Make sure you know exactly what you’re covered for.

Filing a Home Insurance Claim

Your life has been turned upside down by a natural disaster or fire that damages your home, or a burglary resulting in a loss of your personal possessions. Thankfully you are covered by a home insurance policy, but you have to make a claim in the midst of your household chaos. Take a deep breath, follow a few simple steps and the process becomes much less daunting.

Step one is to keep in mind your home insurance policy is a contract between you and your home insurance provider with set responsibilities for each party. Take the time to look over your home insurance policy to determine what is expected of you when filing a claim. Ideally you have already covered this aspect of your home insurance before needing to file a claim.

You should contact your agent or home insurance provider as soon as possible after the claimable event, and immediately report any crime involved such as burglary or vandalism to the police. If your home is damaged in a way you can make temporary repairs – broken windows or doors from a burglary or vandalism, damage from high winds or other natural phenomena – take care of those repairs as soon as possible to prevent any further damage to your house and keep track of repair expenses to include with your home insurance claim.

Your home insurance provider will want a list of everything involved in the claim. This includes damaged items and detailed lists of any lost or stolen possessions. If you have the damaged items on hand keep them for the home insurance adjustor. It’s also a good idea to take photographs to have an immediate record of damages.

Get your home insurance claim forms and fully fill them out as soon as possible to keep the claim process moving quickly, and be prepared for your home insurance provider to send an adjuster to your home to assess your claim.

Once the adjuster has taken a look at your home you will likely be given a check as an advance against your claim settlement. This is not your final payment and does not represent your total settlement. If your loss includes both the structure and your possessions you will most likely get two checks, one for each type of claim. Remember if the event that spurred your home insurance claim forces you to temporarily move out of your home, your home insurance probably covers those expenses. If this is the case with your home insurance claim you will receive a third check for your living expenses while away from your home.

are auto body parts that are taken off covered by insurance for wind damage?

i was changing my fuuel pump on my truck. we took off the bed and stood it striaght up on the lawn. we didnt finish it right away. it was a couple of days before i got the new pump. one of those nights it blew over and tweaked the bed rails a little bit. id hate to file a claim and they would say its your fault and raise my insurance rates. i have full collision.

Since it wasn’t a moving violation (you weren’t moving, anyway), the company shouldn’t charge you for it, but it depends on how they interepret the claim. The damage would have to exceed your deductible, though.

Their response to U.S. criticism mounts oil spillage disaster in the United States by BP over its handling of the Gulf of Mexico oil spill, as bad weather hampered the cleanup. What is your reaction?
